OUR TEAM

IMM’s management team possesses a two-faceted goal: To protect the investments of our building owners and secure a reasonable return for their investment, while providing courteous service and comfortable accommodations to our residents, at a reasonable price. This objective is achieved through the division of managerial responsibilities divided among several administrative associates:

Jay Altringer, CPM Chief Operating Officer Mr. Altringer has more than 40 years of experience in the property management industry. Not only does Mr. Altringer direct IMM’s corporate goals, strategies, and business functions, he is instrumental in new multifamily property development, building, and sales in several communities we serve. Mr. Altringer was bestowed the title of Certified Property Manager (CPM) by the Institute of Real Estate Management, an affiliate of the National Association of Realtors, for his demonstration of professionalism in the property management field. He also holds a Bachelor of Arts Degree in Business Management from Minot State University, North Dakota real estate sales license, and a Graduate Realtors Institute Certificate.

Justin Hammer, President. Justin oversees IMM’s overall Corporate operations as well as the overall property management operations. Justin was previously a Property Supervisor for IMM from 2007-2009 before joining a mid-western REIT as a Regional Manager and being part of the leadership team from 2009-2018 in various capacities leading up to Vice President of Operations at the time of his departure. Justin rejoined IMM in July of 2018 as the Vice President of Operations before his promotion to President in March of 2019. Justin earned his Certified Apartment Manager (CAM) designation from the National Apartment Association (NAA) in 2013. Justin possesses a Bachelor of Science Degree from the University of North Dakota as well Justin is a licensed real estate salesperson in the state of North Dakota.

Dennis Dion Corporate Secretary & Treasurer Dennis oversees the corporate financial activities and payroll functions for the company, as well as the Human Resource Department. Dennis also manages IMM’s commercial property portfolio and smaller residential portfolios. Mr. Dion is the designated real estate broker for IMM, and supervises the Real Estate Brokerage Department. He possesses a Bachelor of Arts Degree from Minot State University.

Colin Bates, Certified Apartment Manager (CAM), first joined the IMM team in 2014 as the Accounting Supervisor and since 2016, as the Grand Forks Property Supervisor. He maintains residential properties, provides condo associations with management services, communicates with investors, and leads the Grand Forks Office and surrounding areas with his years of management experience with IMM. Colin holds an Accounting Degree from Webster University in St. Louis, Missouri.

Amber Uhlir, Certified Apartment Leasing Professional (CALP), has been working in Property Management since 2007. Amber joined the IMM team in 2014 in our Grand Forks office. Amber now oversees our Fargo office as Property Supervisor. Amber holds a Sales, Marketing and Management degree and is active in both the Greater Grand Forks Apartment Association and Greater Red River Apartment Association.

Schan Altringer is Property Supervisor for central North Dakota and South Dakota. Schan has been with the company since 2006. In his current role, he utilizes acquired knowledge from his Business Management education from Bismarck State College, and his years of experience in property management to administer properties in Bismarck and Mandan, North Dakota and Pierre, South Dakota.

Daniel Erickson, Certified Apartment Manager (CAM), joined IMM in 2016 after graduating from MSU with degrees in Management, Marketing and International Business. As the Lead Property Supervisor in the Minot and Williston markets, he oversees residential properties and the Minot Property Management Team. He is a Magic City Apartment Association board member and is also a licensed real estate salesperson in North Dakota.

Geri Erven-Beede joined IMM with 30 years of experience in Property Management. As Property Supervisor at IMM, Geri oversees residential properties in the Minot area and leads the in-house leasing team. Geri is also a licensed realtor since 2016. Geri is also dedicated to giving back to her community by serving as Troop Advancement Chair with the Boys Scouts of America.

Michael Harnist, Certified Apartment Manager (CAM), is a Minot native who spent twenty years in the military, serving in various roles and wrapping up his military career as a Deputy Station Commander. He has been with IMM since 2020, working first as a Property Manager and now as a Property Supervisor for residential units in Minot. He also administers the maintenance team. Michael earned his Certified Apartment Manager (CAM) designation from the National Apartment Association (NAA) in August of 2022. Michael brings many years of tireless energy to IMM and his role as a Property Supervisor.

Jill Wald, Controller for more than 10 years, has coordinated and managed all accounting functions for IMM’s management portfolio. She holds a dual Bachelor’s of Arts Degree in Business Management & Computer Science from the University of St. Thomas in St. Paul, MN.

Marla Gefroh Office Manager Marla came to IMM more than 25 years ago with accounting education from Minot State University. As Minot's Office Manager, Marla is responsible for the organization and supervision of administrative activities to facilitate continuous productivity. Additionally, she assists in achieving objectives through budget preparation and coordinating accounting activities.
